A proposed residential development located in the Burbank development, south of Blackfalds, has been given the go ahead.

Council approved the rezoning of land from country residential to country residential estates yesterday afternoon, in order to develop Sandhill Estates.

The new development will consist of 14 lots built on roughly 26 acres of land.

Planner/Development Officer with the County, Peter Duke, said the rezoning of the land is a long time coming.

“The rezoning has been in the works for a little bit over a year now, doing all the studies and going through all the motions to get it through.”

Duke said although they're getting closer to construction, there are still a few things that need to be worked out.

“Basically now, the developer has entered into a development agreement. There are a great number of conditions that they will have to fulfill before the final subdivision approval goes through.”

“Development agreements cover off all of the road improvements, amenities that they have to provide on the municipal reserves and those kinds of things.”

Lot sizes are expected to range from 1.23-1.33 acres, smaller than the average acre size in the area which can range anywhere from 3.5 to 5.

The project could call for an additional 14 water wells in the area, and should be complete within the next two years.
